All outbuildings must be approved by the ACC!
If you should find yourself in need of a storage shed to house your garden tools, you pool supplies, or just a place to work on your small projects, you may find yourself looking at some pre-built storage sheds. It is then that you need to remember that the CC&R's specifically state that all outbuildings must have stucco and roof tiles that match your home. Although you may be able to cover the vinyl shed with stucco-like materials, most are not strong enough to support the weight of the roof tiles. As a result, you may opt to have your shed built by a contractor. Plans for your shed need to be submitted tot the ACC for approval and should include: - The dimensions of the shed, including height, - The location where the shed will be placed in the backyard, - The distance from the property lines, or walls, where the shed will be placed, and - A notation indicating that the stucco and tile roof will match the house colors. Remember... No construction without prior approval. If you already have a shed in place but: - you have never submitted a plan for approval, please do so now; or - if it does not comply with the CC&R's, we strongly recommend that you look into bringing it into compliance. Please submit your shed plan to the ACC and indicate how you plan to correct the violation. Sheds that are out of compliance may be grandfathered, however, you need to contact the office and discuss the situation with Mary Caraza-Lyons. The CC&R's do give the ACC and the Board the option to grant a variance. The recent changes to the CC&R's do allow you to have a storage shed that is less than four (4) feet in height, including the roof pitch, without having to obtain ACC approval.
