Are you renting or planning to rent your Artesia home?

The Artesia community is governed by CC&R's and By-Laws.  You, as the legal owner of the property, are resposible for the actions of your tenant.  Violations by your tenant are considered to be your violations.  If fines are imposed, they will be imposed on you.  It is therefore imperative that you thoroughly screen potential tenants in order to avoid problems and to have him become an asset to the community.

The Association therefore requests that you:
  • Consider hiring a Property Manager.  This individual can help you screen your potential renters and assist you with all issues or problems caused by your tenant.  Please provide the Association with a copy of the singed agreement between you and the Property Manager.  The Association will also need the name of the manger and their contact information, including their cell number and e-mail address.
  • Register your tenant with the Association.  The Community wants to make all tenants feel welcome and feel a part of the community.  Tenants need to be included in the mailing lists of the Association and should receive notifications and invitations to all Community events.  The Association is unable to do this if we are unaware of the tenant.
  • Provide your tenant with copies of the CC&R's, By-laws, Rules and Regulations and copies of the Executrive Board Resolutions.  We expect tenants to abide by the rules of the Community.  However, they will be unable to do so if you do not provide them with these tools.  If you would like the Association to provide these documents to your tenant, please notify us and we will be happy to do so.  Please submit a check for $50.00 to cover the cost of this package
  • Provide a copy of the rental agreement or lease to the Association.
  • Notify the Association when a tenant vacates the home and register the new tenant as soon as possible.
As mentioned earlier, you are the owner and the person that will be held responsible for the actions of your tenants.  The Association does not want to give tenants a bad name.   We therefore requst your full cooperation.

Remember:  An informed tenant is more likely to be a good tenant and an asset to the community!
